Access Statement

Parking

There is off road parking for at least 4 vehicles, on the tarmac driveway. Guests may be dropped off at the bottom of the steps to the front door. (To access to the rear doors you have to walk round to the rear of the property approximately 20meters)

Entrance

The front entrance is accessed by six steps (average height 21cm) leading to the front door which is approximately 80cm wide. There is a hand rail within easy reach from the 3rd step up.

There are 2 rear entrance doors, one set accessing the master bedroom (84cm wide) approached via 2 steps (av height 20cm). The second set of doors (sliding glass doors 143cm wide) leading to the lounge, is also accessed via 2 steps. There is a temporary ramp (previously used for wheelchair access) available for use at the rear entrance, please ask the owners to supply this when calling to confirm arrival time.

Internally

The only internal steps lead down to the utility room (this accessible on the level from the exterior of the property). The utility room houses the washing machine and a second fridge/freezer (American style). There are 10 steps av. height 20cm.

The property is fitted with Laminate flooring throughout. There are some rugs in the lounge and bedrooms.

Kitchen

The kitchen surfaces including hob are 88cm high.

Bathroom Facilities.

The Master En-suite has a walk in shower (step up into shower tray is 14cm).

The family bathroom has a bath with shower over. The side of the bath reaches up to 51cm from the floor.

There are no grab rails or special adaptations in either bathroom.

Location: Crud yr awel is secluded bungalow in beautiful gardens in the village of Dwygyfylchi, between Conwy and Penmaenmawr, with views over the sea to thge Great Orme and towards the slopes of the Sychnant Pass with Penmaenmawr Golf course to the back. Easy access to wonderful sandy beaches (half a mile) and a short drive to Snowdonia. Ideal for small golfing groups, there are four additional golf courses within a short drive.

Accommodation:This beautiful spacious bungalow has all rooms on the ground floor except the utility. There are four bedrooms, main double with four poster bed, en suite shower room and French doors to rear garden/patio, second double also with en suite shower room, twin room and compact single. Family bathroom (bath with shower over), basement utility room with additional cloakroom/WC, large kitchen with breakfast bar, large lounge/diner with open fire and patio doors to covered patio area. All fittings and furnishings are very high quality.
Facilities include full central heating, dishwasher, fridge-freezer, washing machine, tumble drier, microwave and garden furniture. There is a child-safe fishpond in the garden. Bedlinen and towels are supplied, heating is included. One small dog by arrangement.
Please note that this is a No Smoking property and has a FRIDAY changeover.
