As the owner of a holiday let property you are the responsible person for all things related to safety. You must ensure your holiday let is a safe place for guests to stay.

If your property has gas, you will need a Landlord’s Gas Safety Certificate. This lasts one year and must be issued by a Gas Safe certified person.

What’s Covered in a check?

The check covers more than the gas boiler, it covers any gas burning device in the property such as gas heaters. The engineer will also check the gas meter for leaks and general condition.

For gas burning appliances, the engineer will check the gas is burning correctly, the air supply is sufficient, the flue is clear and suitable and the appliance’s safety mechanisms are working. They will also check any gas pipes are not leaking and the equipment is in good condition.

Gas Boiler

The engineer will supply you with a Gas Safety Certificate, detailing the address of the property, the date of the inspection, the items tested and any remedial work required.

Note, the gas safety inspection is not the same as a service. A service looks at the different parts of the equipment to make sure they are clean and performing as they should do. Servicing will help your boiler perform efficiently and reduce the chance of any failures.

Gas Flue

TIP – your guests need access to the cut off valve in case of emergency. You will find this next to the gas meter, include its location in the guest information folder at the property.
